House Rules

This is a licensing agreement between Host and Lodger for transient, shared lodging at the property selected on the booking platform (“BP”) such as Airbnb, VRBO, or other website. In consideration of monies received and the promises contained herein, the owner/agent("Host") of the subject property (“Rental” or “Property”) hereby agrees to give license to use the agreed property as short-term lodging to the undersigned (herein referred to as “Lodger”) for the the agreed dates (“Term”). The experience of booking, having access to information about and staying at the Property shall be referred to as “Reservation”. The term “Invitee” is any person/animal allowed access to Property by Lodger directly or indirectly. “Loss” includes all Host losses resulting from Reservation. Rules applicable to Lodger are also applicable to Invitees. Lodger will be responsible for Invitees and liable for losses related to Lodger, Invites, and Reservation. Lodger acknowledges that this license or their occupation of Property is not a tenancy. Property laws do not apply to the license granted herein. Lodgers and invitees may be removed as trespassers immediately upon breach of this agreement. Stays deemed residential shall be governed by this agreement to the extent allowable. _ _ _ CHECK IN ETC: Check-in is 5PM or as agreed. Early check-in check can not be guaranteed unless property is reserved the night before. Same-day bookings may have delayed check-in for last-minute preparations. Lodger will photograph Property upon initial entry and confirm with Host that Property is clean, properly equipped and free of obvious damage/hazards or report any issues. Check-out is 10AM. Rental costs are due at booking. Unless stated, there are no refunds. Trip-cancelation Insurance is recommended. Lodger is responsible for purchasing consumable supplies. A $33/day fee applies to past-due payments. Returned check fee is $99. A security deposit (“Deposit”) will be held by Host/BP to ensure the terms of this agreement are met. Host may retain Deposit, charge Lodgerʼs credit card, or otherwise seek payment for Loss. There is a $15-$20/day/guest fee for each guest after the first. Pre-paid cleaning fee covers basic light cleaning (includes one load of laundry per guest). Use of Air Conditioning has an additional charge of $15/day per AC unit. _ _ _ LODGER WILL DO THE FOLLOWING: CONSERVE RESOURCES, RESPECT THE NEIGHBORS/NEIGHBORHOOD, TAKE A HIGH DEGREE OF CARE OF PROPERTY, PROMPTLY REPORT PROBLEMS, AND MINIMIZE HOST LIABILITY BY ACTING IN A CONSCIENTIOUS AND SAFE MANNER; disclose upon reservation all people/animals who will visit Property during Term; keep the premises tidy, clean, and odor-free; be present and take full responsibility for Property during Term; email manager for non-urgent matters, call for urgent matters, and, if no response, locate neighborhood emergency contact for property emergencies; be responsible for utility use in excess of conservative usage (per city and utility); immediately notify Host of damage or injury which occurs on Property or during Term; be responsible for enforcing the rules contained herein; be solely responsible for the consequences of Lodger or Invitee behavior; submit a cancellation request for a full refund of unused nights if Host requests Lodger to vacate for reasons unrelated to Lodger; Obtain a renterʼs insurance policy with Host listed as “additional insured” to cover Property (and it’s contents) plus a minimum of one million dollars per incident of liability coverage (Host has the right to make inquiries and changes so that policy reflects the terms of this agreement); immediately inform Host of problems; Inspect all equipment prior to use and only use such equipment if Lodger has read and understands the product's manual; have no more than 1 vehicle parked on Gravilla St West of Tyrian street St or on Electric Ave; have no more than1 vehicle per lodger parked in the neighborhood; park vehicles courteously; conserve energy by allowing in cooler/warmer outdoor air to cool/heat the home and not using heat/AC when doors/windows are open; heat/cool only the rooms occupied by registered lodgers; Use only gas heaters in the rooms with these; only heat the room up to 68 degrees when outside temperature is below 72 degrees; use air conditioner too cool the room to no lower than 75 degrees when outdoor temperature exceeds this; when circuit breaker trips report it to host then unplug items on the affected circuit and reset the circuit breaker (by laundry); turn off fans and lights when not using a room; submit written notice of any noise complaints along with video and audio recording taken from inside Lodger’s rented unit. _ _ _ LODGER WILL NOT DO THE FOLLOWING: disturb, endanger, annoy or interfere with anyone, nor violate any law or ordinance, nor commit theft or waste (of utilities, supplies or anything else); Lodger may not grant any rights to Property nor alter the Property or it’s contents; approach or reach out towards neighbor’s dogs or allow children near any animal which is not a member of their household; invite unregistered persons/animals to Property; Be or allow on the property someone found guilty of a crime of moral turpitude; book Property if AC is required for health reasons; smoke/vape within 20’ of any indoor/outdoor living space or in in a way that negatively impacts health of other persons/pets; Do anything to attracts pests or wildlife (e.g. leaving food unattended); use unapproved pest control or do anything that may harm currentt/future occupants (including pets); subject Property to possible infection If Lodger has experienced a possible bed bug bite or been in a location known/ suspected to have a pest infestation in the last 180 days; Lodger shall not force any window open (West-facing windows of 417 and East windows of 419 must remain closed); Lodger will not use more than one high-draw appliance (hair dryer, space heater, microw...

Other Details to Note

Hi! Please be familiar with the house rules. We offer our rentals only to guests who'll keep our neighborhood clean and peaceful. This area is much quieter than most of San Diego's popular beach areas. Expect normal suburban neighborhood noise. Well-trained, friendly pets are welcome. Pet rent is $25/night/per pet (minimum $100). Family or old-friends reunion? You may book two to four of our adjacent cottages for up to 20 total guests, book this property and the adjacent 2-bedroom with small yard (property ID: 6813171), 2-bedroom with ocean-breeze deck (property ID 19384122) or add the sunny studio with private patio (property ID 6830050). If you already planned to book a weekend (Fri +Sat nite) consider adding Sunday as a third night to lower your nightly rate. The cleaner will provide an initial supply of soaps, toilet paper and paper towels. If your stay is more than 2-3 days or you have a big group, you may need to buy additional supplies. The home is rustic and pet-friendly. It's not high-end or suitable for those with allergies, or an aversion to a bit of stray hair/fur or the occasional bug. Same-day bookings may require later check-in for last-minute cleaning. The beds will come made and the sofabed will have bedding in the closet. If you will need bedding for more than 2 beds and one sofa bed or towels for more than 6 people, please bring your own or contact us a few days ahead to arrange extras to be dropped off for a nominal travel/laundry fee. Please note the number, type, and size of beds offered in the listing. There are enough beds for 6. We only accept over 6 guests if it's a last-minute booking and you have run your guest list by us to be sure this property is a fit. Unfortunately, Airbnb offers no way to allow more guests for last-minute stays so we have 6 posted as the standard, when the home is really not great for such big groups having just one and half bathrooms at this time. We have cottages adjacent to this one that can house some of your group, if needed, so please inquire on renting one of those if you have more than 6.
