Good to know

Enjoy an antique cottage-style home with private deck in a quiet neighborhood. The main bedroom has a queen bed, drawers, a closet, a window, access to the bathroom, ceiling fan. A window air conditioner is available for those warm Summer days. Ther guest room has a tall, full-size bed with lots of room for luggage beneath, and some clothing storage. It has a large window to let in light and breeze. AC in the living room may need to be operated on low or medium only and may need to be turned off at times. It's use should be reserved for the warmest days. Villa Serena's living room has two "Hartley daybeds" that can sleep one person each or can be made into a queen-size bed for 2. This home offers an outdoor patio and table that seats 4. It's most comfortable for up to 4 guests. With approval, we allow an extra guest or two for a brief, last-minute stay. If you have more than 3 adults, consider renting two or three of our side-by-side cottages. Ask us for details please =)

House Rules

This is a licensing agreement between Host and Lodger for transient, shared lodging at the property selected on the booking platform (“BP”)  such as Airbnb, VRBO, or other website. In consideration of monies received and the promises contained herein, the owner/agent("Host") of the subject property (“Rental” or “Property”) hereby agrees to give license to use the agreed property as short-term lodging to the undersigned (herein referred to as “Lodger”) for the the agreed dates (“Term”). The experience of booking, having access to information about and staying at the Property shall be referred to as “Reservation”. The term “Invitee” is any person/animal allowed access to Property by Lodger directly or indirectly. “Loss” includes all Host losses resulting from Reservation.  Rules applicable to Lodger are also applicable to Invitees. Lodger will be responsible for Invitees and liable for losses related to Lodger, Invites, and Reservation. Lodger acknowledges that this license or their occupation of Property is not a tenancy. Property laws do not apply to the license granted herein. Lodgers and invitees may be removed as trespassers immediately upon breach of this agreement. Stays deemed residential shall be governed by this agreement to the extent allowable.    _ _ _   CHECK IN ETC:  Check-in is 5PM or as agreed. Early check-in check in times cannot guaranteed unless property is reserved the night before. Same-day bookings may have delayed check-in. Lodger will photograph Property upon initial entry and confirm with Host that Property is clean, properly equipped and free of obvious damage/hazards.  Check-out is 10AM.    Rental costs are due at booking. Unless stated, there are no refunds (Trip-cancelation Insurance is recommended). Lodger is responsible for purchasing consumables once the initial supply is depleted. A $33/day fee applies to past-due payments. Returned check fee is $99. A security deposit (“Deposit”) will be held by Host/BP to ensure the terms of this agreement are met. Host may retain Deposit, charge Lodgerʼs credit card, or otherwise seek payment for Loss. There is a $15-$20/day/guest fee for each guest after the first.  Standard cleaning cost covers one hour of cleaning for studios and 2 hours for 1-2 bedrooms.     _ _ _    LODGER WILL DO THE FOLLOWING: CONSERVE RESOURCES, RESPECT THE NEIGHBORHOOD, TAKE A HIGH DEGREE OF CARE OF PROPERTY, PROMPTLY REPORT PROBLEMS, AND MINIMIZE HOST LIABILITY BY ACTING IN A CONSCIENTIOUS AND SAFE MANNER; disclose upon reservation all people/animals who will visit Property during Term; keep the premises tidy, clean, and odor-free; be present and take full responsibility for Property during Term; email property manager for non-urgent matters, call for urgent matters, and, if no response, locate neighborhood emergency contact for property emergencies; be responsible for utility use in excess of conservative usage (per city and utility); immediately notify Host of damage or injury which occurs on Property or during Term; be responsible for enforcing the rules contained herein; be solely responsible for the consequences of Lodger or Invitee behavior; submit a cancellation request for a full refund of unused nights if Host requests Lodger to vacate for reasons unrelated to Lodger; Obtain a renterʼs insurance policy with Host listed as “additional insured”  to cover Property (and it’s contents) plus a minimum of one million dollars per incident of liability coverage (Host has the right to make inquiries and changes so that policy reflects the terms of this agreement); immediately inform Host of problems; Inspect all equipment prior to use and only use such equipment if Lodger has read and understands the product's manual; have a maximum of one vehicle parked on Gravilla St West of Tyrian street St or on Electric Ave; park vehicles courteously (maximize available parking for neighbors); conserve energy by allowing in cooler/warmer outdoor air to cool/heat the home and not using heat/AC when doors/windows are open; heat/cool only the rooms occupied by registered lodgers; Use only gas heaters in the rooms with these; only heat the room up to 68 degrees when outside temperature is below 72 degrees; use air conditioner too cool the room to no lower than 75 degrees when outdoor temperature exceeds this (otherwise, to cool home, lodger will open doors/windows); when circuit breaker trips report it to host then unplug items on the affected circuit and reset the circuit breaker (by laundry); turn off fans and lights when not using a room; email property manager for non-urgent matters and follow any provided directions on how to obtain help with urgent matters; submit written notice of any noise complaints along with video and audio recording taken from inside Lodger’s rented unit.   _ _ _     LODGER WILL NOT DO THE FOLLOWING: disturb, endanger, annoy or interfere with neighbors, nor violate any law or ordinance, nor commit or allow theft or waste (of utilities, supplies or anything else); Lodger may not grant any rights to Property nor alter the Property or it’s contents; approach or reach out towards neighbor’s dogs or allow children near any animal which is not a member of their household;  invite unregistered persons/animals to Property; Be or allow on the property someone found guilty of a crime of moral turpitude; book Property if AC is required for health reasons; smoke/vape within 25’ of any indoor/outdoor living space or in in a way that negatively impacts health of other persons/pets; Do anything to attracts pests or wildlife (e.g. leaving food unattended); use unapproved pest control or do anything that may harm currentt/future occupants (including pets); subject Property to possible infection If Lodger has experienced a possible bed bug bite or been in a location known/ suspected to have a pest infestation in the last 180 days; Lodger shall not force any window open (West-facing windows of 417 and East windows of 419 must remain closed); Lodg...

Other Details to Note

Please book up to 8-weeks out via instant book and send inquiries for other dates. If you plan to book a weekend trip, consider adding Sunday night to lower the nightly rate. We offer our rentals to guests who'll keep our neighborhood clean and peaceful. No Smoking/vaping on/near the property, please. Only guests on the reservation can be on the property. The cottages are pet-friendly. They're not high-end or suitable for a guest with allergies, germ phobia, or an aversion to a bit of stray fur/sand or the occasional pest. Shared laundry patio is behind the cottages. Same-day bookings may require a delayed in check-in for last-minute cleaning. Polite dogs who agree to the house rules are welcome. Please don't bring any animal that has a history of aggression. Saturday check-in/out: Renting Friday & Saturday together at a higher, weekend rate makes it possible to deeply discount weekdays. If you book only one weekend night, one weekday night will be charged at the weekend rate. +Pet rent is $75 for up to three nights then $25/night (a second dog under 15lbs can stay for free, however, if they cause nuisance/damage, the discount will be reversed). + Villa Serena is not a great choice for travelers with kids who are allowed to run indoors or otherwise pound on the floors. *30% off promo is a 10% discount on a 3-night (or longer) stay for last-minute bookings

Neighborhood

La Jolla is known for it's beauty and walkability. There are hiking and walking trails not far from the home. If you travel with your dog, you'll appreciate the park up the street, and our local Windansea beach as well. There are great coffee shops, restaurants, convenience stores, Valley Farms Market, and massage spas within a few blocks.

Guests have use of the entire interior of the home and use of the private deck . (except for Host's supply closets/cabinets)

Find us

There is a bus stop about 250 ft away. The cove is about 1.5 miles away and beautiful to walk about. You can pass the seal beach and go on to see sea lions north of the Cove and enjoy. It's just beautiful. The village is within walking distance and has many fine restaurants, shops, and grocery as well as more relaxed eateries, a movie theater, and just about anything one could need to enjoy a vacation or long term stay without a car.
