Good to know

The front room has a large window with a peek ocean view. Enjoy the awe of Windansea's glorious sunsets from the window or walk out on the breezeway for a magnificent panoramic view! Beach Breeze offers a full bathroom, a queen bed, and a full-size couch/bed (for specs search "Serta Convertible Sofa Sofabed, Java" at amazon ). Beach Breeze has a full kitchen that is separated from the living area by 2 doors and a hallway. The kitchen has a large window for fresh air. It has a standard-height table as well as rolling cart with stools that can be used as a standing or sitting desk.

House Rules

Fixed term RENTAL AGREEMENT This is a legally binding agreement. Please read it carefully. On (today's date) _____________, _________________, Landlord, and, __________ __________, and ____________ ______________ Renter(s), agree as follows: Landlord licenses to Renter and Renter hires from Landlord the property described as a shared, community apartment, home, or condominium located at ____ Gravilla St unit ___, La Jolla, CA (hereafter referred to as, “Property”) for the period commencing on t________________________ at 4PM and terminating on __________________________ at noon, herein called "Term". The premises are rented for use as a temporary, fixed-term accommodation to the above named person(s). No animals other than prescribed ESAs or Service Animals are permitted at the Property, unless permitted by landlord. Lease terminology: “Landlord” may be replaced by terms such as “Management”, “Manager”, "Owner”, and "Lessor” “Pets” will include any animal Renter allows onto the property. “Term” will apply to muturally agreed-upon dates and extensions. “Guest” or “Invitee” is any person Renter allows on the property directly, or indirectly. “Loss” or “Losses” shall refer to Landlord’s expenditure of time and capital and loss of income, permissions, or licensing. “Property” nay be replaced by the term “premises”, “unit” or the numerical portion of the street address or unit number (e.g. “415”, “unit 24”, or “#24”). “Approved” is an abbreviation for “Landlord-approved”. Total rent for Term as agreed in writing or during online reservation process. Unless otherwise agreed, the following seasonal rates apply to all studio rentals (1-2 bedrooms are double). : June 15th-July31 $6,000/mo.; March 1st-June 14th, August and September: $4500/mo; October-February discounted: $3500/mo. If Renter would like shampoo/conditioner/body-wash, toilet paper, paper towels, and/or cleaning products, this is an additional $5/person/day. For each additional Approved occupant, add $10/day. Rent is to be paid by ACH by the first of the month for which it applies with the exception of first-month’s rent, which must be paid upon approval of tenancy. Renter is responsible for payment of transient-occupancy tax for any rental term less than one month. Rent and deposit are payable as follows: Unless already paid via an online booking platform that guarantees payment, rent and security deposit must be paid at the time of reservation of Property in the form of cash,ACH, or cashier’s check, as directed by Landlord, prior to receiving access to Property. Renter is responsible for 10% or the legal maximum daily late rent payment and/or bank fees plus $45 fee for returned checks. Security deposit of $3000 (equal to the first month’s rent) is not accepted in lieu of rent but may be used at landlord’s option to cover any Loss. Utilities/Laundry: Services cannot be guaranteed. The rental rate includes up to $30/mo credit for each: electric, gas, water, and/or wifi use; Renter is responsible for amount over $30/mo. Use of on-site laundry machines is limited to 4 loads per week plus 1 additional load for approved occupants after the first. ----- Renter Responsibilities --------- This rental property is rented to support an animal sanctuary. Any person who dislikes or disregards cats, dogs, or wildlife is not permitted to occupy or visit the property under any circumstance. Each violation of the below conditions, will result in a $50-200 initial fee/fine charged to Renter. The amount will be based on the HOA fine incurred (if applicable), difficulty of the remedy, degree of risk, and/or the actual cost to Landlord. Fee/fine may double for every occurrence after the first. All fees are to be paid upon notice. R1. DOCUMENT: Renter will photograph (with time stamp) and communicate any damages upon initial entry to the Property and will notify landlord. Immediately after moving-out, Renter will take photos of the entire home and all contents and will retain these for no less than 12 months. Renter will share Property photos with Landlord upon request. R2. CARE/SAFETY: Renter shall treat the property and all furnishings, fixtures, systems, and appliances gently. In the absence of Landlord instructions on special care, will use these in accordance with manufacturer instructions. Renter shall not engage in dangerous activity in the premises. Renter agrees to minimize landlord’s liability by acting in a conscientious and safe manner. Renter shall only invite well-known friends and family onto the property. Renter agrees to manage any invitee to ensure they act conscientiously on or about the property. Renter shall not disturb/endanger or interfere with roommates or neighbors, nor use the premises for unlawful acts, nor violate any law or ordinance, nor commit waste or nuisance on or about the premises. Renter is expected to keep all spaces clean and neat and to use them only for their intended purpose. All messes in common areas (especially laundry soap, toxic products and bodily waste) must be immediately and completely cleaned up or Renter will be charged an emergency cleaning fee ($100 minimum). Renter shall in no way alter the property inside or out or hire someone to do so without written permission from landlord. Anyone hired by Renter to perform work on the premises shall be approved by landlord however Renter remains responsible for the work. Furnishings, structures, fixtures, paint, and landscaping may be changed by Owner without notice. Renter agrees property is rented as-is. Timing of repairs and upgrades shall be determined by Landlord. Damages occurring during Term will be paid for by Renter immediately and remedied during or after Term at Landlord’s discretion. Should Renter request any upgrades due to wear and tear resulting during Term, Renter shall be responsible for the expense. Thank you for considering Beach Breeze as your home away from home! We understand that you may wish to reserve your dates using instant-book. It's OK to do that, however we may not know when an existing renter will be checking-out or we may not have the pricing set up far enough out to cover your dates. Any prospective renter using instantbook must cancel the reservation and forfeit the lease at the host's request if the timing/pricing of the lease is not approved by the host, the prospective renter doesn't pass screening, or if the prospective renter does not comply with the leasing process set forth by the host. Please get approval from the host before assuming the rental is secured. However, only assistance animals (SAs and ESAs) are allowed in this particular condo. If you have a pet who is not a certified support animal, please message us about other rentals which are more pet-friendly. This studio is ideal for 1-2 people. It sleeps up to 4 if you'll have occasional overnight guests. If you have 3 or more, we host other homes that may be a better fit. This is a building of 18 studios. You will be able to hear your neighbors. Please only rent this space if you are a peaceful, conscientious person who can keep noise down (especially 10pm to 8am). We supply a smart TV and Wifi. There is no cable TV unless you wish to order it. Security deposit varies based on rental/credit history and risks. It is typically one month for renters with a good history. Airbnb has suggested taking a refundable community fee in lieu of a security deposit since they no longer allow deposits to be paid upfront. Building rules summary: No personal items may be left out in common areas or hung on/in windows/doors. Please don't block the walkways. No smoking/vaping is allowed on/near any of our properties. Be quiet (especially from 10PM to 8AM) To reduce the risk of squatting, all leases will be roommate agreements. Accessibility and Availability

Neighborhood

This neighborhood is so neat! If you travel with your dog you will appreciate the park up the street, the hiking and walking trails beyond the park, the beach down the street and the dog-friendly businesses. There are great coffee shops, restaurants, convenience stores, and massage spas within a few blocks. If you don't get a reply to your request it probably got lost in the many airbnb emails please mail through luckydog sanctuary to notify us of your desire to book. Please note most of our rentals are pet friendly. Only beach breeze condo is requiring ESA or service animal status. If your animal is not either, then we may be able to offer another option =)

Guest Access

TV, fully equipped kitchen, hallway closet. the closet holds a guest cot that fits in the kitchen in case of overnight guests who snore ;) We take the extra step to help you feel at home =)

Find us

There is a bus stop nearby. You can also do much of your getting around on foot. The cove is about 2 miles away and beautiful to walk about. You can pass the seal beach and go on to see sea lions north of the Cove and enjoy. It's just beautiful. The village is within walking distance and has many fine restaurants, shops, and grocery as well as more relaxed eateries, a movie theater, and just about anything one could need to enjoy a vacation or long term stay without a car. Availability of such establishments, is not guaranteed due to pandemic regulations which may cause businesses to close or alter how they operate.
