House Rules

93024 Airbnd Host Policy With 2024 Insurance Update The minimum age to book is 25. If you are under age 25, please contact us for special consideration. This is a licensing agreement between Host and Lodger for transient, shared lodging at the property selected on the booking platform (“BP”) such as Airbnb, VRBO, or other website. In consideration of monies received and the promises contained herein, the owner/agent("Host") of the subject property (“Rental” or “Property”) hereby agrees to give license to use the agreed property as short-term lodging to the undersigned (herein referred to as “Lodger”) for the the agreed dates (“Term”). The experience of booking, having access to information about and staying at the Property shall be referred to as “Reservation”. The term “Invitee” is any person/animal allowed access to Property by Lodger directly or indirectly. “Loss” includes all Host losses resulting from Reservation. Rules applicable to Lodger are also applicable to Invitees. Lodger will be responsible for Invitees and liable for losses related to Lodger, Invites, and Reservation. Lodger acknowledges that this license or their occupation of Property is not a tenancy. Property laws do not apply to the license granted herein. Lodgers and invitees may be removed as trespassers immediately upon breach of this agreement. Stays deemed residential shall be subject to a lease agreement substituted by host for this agreement however, should the lease agreement not be enacted, the use of the property shall be governed by this agreement to the extent allowable. Check-in is 5PM or as agreed. Early check-in check can not be guaranteed unless property is reserved the night before. Same-day bookings may have delayed check-in for last-minute preparations. Lodger will photograph Property upon entry and confirm with Host that Property is clean, adequately stocked, and free of damages/hazards. Lodger agrees to report any issues and allow host to remedy these. Check-out is 10AM. Rental costs are due at booking. There are no refunds other than those required by BP. Lodger is responsible for buying consumable supplies. A $30/day fee applies to past-due payments. Returned check fees and losses will be the responsibility of Lodger. A security deposit (“Deposit”) will be held by Host/BP to ensure the terms of this agreement are met. Host may retain Deposit, charge Lodgerʼs credit card, or otherwise seek payment for Loss. Pre-paid cleaning fee covers basic light cleaning and one load of laundry per guest. Additional cleaning will be charged to guest. Lodger must provide identification and any requested identifying information for all persons on reservation. Lodgers using direct booking websites will need to show their credit card matches their ID prior to check-in. _ _ _ Lodger will remain honest, polite and cooperative in achieving a remedy for any matters which arise in relation to Reservation and LODGER AGREES TO DO THE FOLLOWING: CONSERVE ALL RESOURCES, RESPECT THE NEIGHBORS/NEIGHBORHOOD, TAKE THE HIGHEST DEGREE OF CARE OF PROPERTY, PROMPTLY REPORT ALL PROBLEMS WITH PROPERTY, AND MINIMIZE HOST LIABILITY BY ALWAYS ACTING IN A CONSCIENTIOUS AND SAFETY-MINDED MANNER; be present and take full responsibility for Property during Term; keep Property tidy, clean, and odor-free; email host for non-urgent matters; email text and call Host for urgent matters; be responsible for utility use in excess of conservative usage; immediately notify Host of damage or injury which occurs on Property or during Term; be responsible for enforcing the rules contained herein; be solely responsible for the consequences of Lodger or Invitee behavior; submit a cancellation request for a full refund of unused nights if Host requests Lodger to vacate for reasons unrelated to Lodger; Obtain a renterʼs insurance policy with Host listed as “additional insured” to cover Property (and it’s contents) plus a minimum of one million dollars per incident of liability coverage and grant Host the right to make inquiries and changes so that policy reflects the terms of this agreement (if the booking platform provides this coverage, Lodger is not obligated to duplicate it); Inspect all equipment prior to use and only use such equipment if Lodger has read and understands the product's manual; disclose upon reservation all people/animals who will visit Property during Term and disclose any relationship these have with any member of the hosting team; park vehicles courteously; conserve energy by allowing in cooler/warmer outdoor air to cool/warm the home and not using heat/AC when doors/windows are open; heat/cool only the rooms occupied by registered lodgers; use only gas heaters in the rooms with these; only heat rooms up to 68 degrees; use air conditioner (AC) too cool the room to no lower than 75 degrees (AC use is included when outdoor temps exceed 75 degrees otherwise AC use is $20/day per AC unit); be responsible for utility costs exceeding the average; if a circuit breaker trips report it to host then unplug items on the affected circuit and reset the circuit breaker; vacate the unit and forfeit any property left in the unit if there has been a house rules violation; submit written notice of any noise complaints along with video and audio recording taken from inside Lodger’s rented unit; submit information necessary for screening. Lodger shall not treat Property or the neighborhood as a toilet. Except for baby diapers, feminine hygiene products, and tissues used to wipe noses (which Lodger will place in city trash bin), all human bodily waste should be disposed of via the toilet. If this waste is deposited anywhere other than a toilet, Lodger shall pay $1,000 per occurrence plus any related cleaning/biohazard fees and will be excluded from Property without refund of rent for unused nights. Accessibility and Availability

Neighborhood

The neighborhood is officially called the Beach Barber Tract, but most call it "Windansea" Our listing in unique in that is is super convenient. At the corner there is a bus stop and lighted crosswalk to help you access the beach (please be careful crossing any street). You can walk to grocery store, restaurants, bars, salons, spas, convenience stores, holistic wellness spas and a bakery, in just a few minutes. There is even a little park up the street where dogs and owners socialize and kids enjoy the play area.

The entire cottage and patio space is for the private use of guests with the exception of times that access is needed for purposes of cleaning, maintenance, and repairs.

We had a great time here. The location was AWESOME! Took us a few minutes to walk to the beach and it was a very safe area. It was awesome for the price. If we come back we will stay here again. I had issues with the lock (all user error) and he came over ASAP to check it out for me. Very attentive host!

This gem of a cottage is the perfect place to be in San Diego! We were staying downtown for work and moved up to La Jolla for a long weekend and it was literally a transformative experience to be in such a cozy place so close to the beach! Nikki was very friendly and responsive. The value for the location is amazing! Easy parking and charming private courtyard made it instantly feel like home. We definitely plan to come back!

The place was so nice and very clean. Everything went smoothly. The patio was great. Location, location, location. Every morning we got coffee and walked a couple blocks to the beach. It was amazing. There are big waves and surfers to watch, and rocks to climb on, I felt like a kid. I also felt really great knowing some of the money I spent will go directly to the Luckydog Sanctuary! Will stay again.

Great stay! Vido and Nikki were very accommodating and the location is just a stone throw away from one of the most beautiful beaches I've ever been too. I hope to come back in the near future. La Jolla is a special place.
